Diaspora (Commonwealth Union) _ DLF Ltd., a top Indian developer, is actively targeting non-resident Indians (NRIs) to invest in luxury apartments as a means of tapping into one of the world’s fastest-growing economies. NRIs accounted for 20% of all homes sold by DLF between April and September, reflecting a significant increase from the previous financial year’s 15%. The outreach has focused on NRIs residing in the US, UK, Singapore, and the Gulf region. With a dedicated team and reserved inventories in new launches for the Indian diaspora, DLF aims to strengthen its position in attracting investment from overseas Indians.

The NRI savings in India reached around $189 billion in 2022, constituting approximately 7% of the total domestic retail investments. Competitors like Macrotech Developers Ltd. and Rustomjee Constructions Pvt. are also vying for a share of this market. DLF’s strategic approach involves ensuring that NRIs have the opportunity to choose from new launches simultaneously with local buyers. The company has ambitious plans to introduce luxury projects with an estimated value of around $2.4 billion in the fiscal year through March 2024. This strategic move signifies a substantial investment in upscale real estate ventures, reflecting the company’s confidence in the market and its commitment to capitalizing on the demand for high-end properties. The planned luxury projects are likely to contribute significantly to the company’s growth and position in the real estate sector during this fiscal period.

With global growth slowing and higher mortgage rates dissuading lower-cost home purchases, India is emerging as an increasingly attractive destination for wealthier investors. The success of DLF in selling over a thousand high-value apartments in a short period underscores the growing interest of Non-Resident Indians (NRIs) in investing in India’s real estate market. This trend reflects a shift in investment patterns as individuals seek opportunities in a market showing resilience and potential for substantial returns.
