MUMBAI, INDIA — 2 NOVEMBER 2026
What happens in the case of properties when the market continues to flourish in spite of recommendations against making purchases? Mumbai seems to have found its answer. The city has continued to show remarkable growth despite the fact that there are certain religious observances that discourage making purchases and fewer registration days during the festive season of Diwali in India.
It was reported that the market showed 12,690 registrations in the month of October 2026, which is about a 9 percent increase and compares with 11,649 registrations made in the same month of October 2025. Even more significant is the local government’s revenue, which has substantially increased compared to last year’s level, amounting to US$123.4 million, surpassing the US$109.4 million received from stamp duties in the previous year.
The reports that were published by Knight Frank India have granted their analysis of the information provided by the Department of Registration and Stamps of Maharashtra to the newspaper Business Standard on November 1, 2026.
These figures hold greater significance than the other growth figures. October faced several seasonal difficulties that normally would have soured property transactions. The Shraddh period, which in many Hindu families is thought of as an incorrect time for making costly purchases, lasted from the 26th of September to the 10th of October 2026. Yet, Mumbai recorded 3,419 properties in this time, which was a 2 percent increase from the same period in 2025.
Navratri gave an intriguing twist to the market. In this nine-day festival period, several property registrations in Mumbai climbed down to 4,680, which is still not as high as last year’s volume. The mentioned decrease is due to a lower number of registration days in operation in 2026. According to Knight Frank India, the daily registration activities remained stable enough to indicate that the declining general number of registrations does not signify a waning interest from buyers.
Most notably, Mumbai’s outstanding performance in October was not the one-off achievement. The city has recorded more than 12,000 registrations for nine months in a row, which indicates that it has an exceptionally strong residential property market.
The endorsements in the City of Dreams, from January to October 2026, reached a remarkable figure of 132,040, which means that the increase was 7% compared to the same period of time in 2025. This means that the industry is evolving even with the extremely high total number of registrations already made.
In addition, it is possible to speak about the continuous momentum of growth based on the government revenue data. The stamp duty revenue from January to October 2026 was approximately USD1.237 billion, while the increment from the same period of the year before was USD1.177 billion, which shows 5% growth.
Surprisingly, even if the growth in stamp duty income in October was 13 percent, which is much higher than the increase in registration volumes of 9 percent, this increase can signify some change in the value or category of the properties being registered. Nevertheless, this increase does not mean one can conclude that property prices have increased by as much as 13 percent since the total revenues of the government consist of the revenues from transactions of the properties, types of properties, and registration patterns.
In the comments regarding this sales performance, Shishir Baijal, who is the International Partner, Chairman, and Managing Director of Knight Frank India, said that Mumbai’s residential market is remarkably resilient because home user demand and buyer self-confidence continue to grow, especially because the effective registration time in October was shorter than normal.
According to the company, the steady growth of the economy, increasing income of households, and presence of serious buyers have contributed to the demand for residential real estate.
Nonetheless, one vital question persists: will Mumbai be able to carry on with this growth in light of pressures of affordability, interest rates, and availability of quality homes?
Still, there is one thing that cannot be overlooked. Mumbai’s property market proves that it can avoid seasonal downturns and maintain impressive activity.
This is of huge significance for the city, where location, solvency, and home ownership are critical, which tells us that the right property plus the right person can even create difficulty for any normal calendar.
