From Seoul to Singapore: PieCo’s Bold Plan to Turn Korean Real Estate into a Global Investment Asset

As of July 6, 2026, PieCo—the residential real estate (STO) tokenized platform—has initiated their largest project to date by internationalizing premium local real estate. To do so, the company has entered into an MOU with Luminas Financial Asset Management out of Singapore to create a global STO marketplace and to attract international money into Korean real estate. This collaboration aims to provide international investors with a regulated and structured means to access physical asset investments in Korea.

The key concept underlying this partnership is the ability for large assets to be broken up into multiple tokenized investments, allowing for the creation of many smaller, investment-sized entries into Korean real estate. PieCo plans to source and structure high-quality domestic STO products; Luminas Financial’s role will be to evaluate these products and determine their ability to attract foreign institutional and professional investors. The two firms will also collaborate on researching the STO market, developing new products, and establishing new global investment networks so that this partnership can represent something more tangible than simply a handshake between two parties.

The strategy being pursued by PieCo is particularly noteworthy for the fact that they are not attempting to target traditional apartment buildings or speculative residential housing but rather income-producing brand-sensitive real estate such as hotels, retail district properties, lodging that can accommodate Airbnb-style guests, and commercial properties associated with K-cuisine and K-beauty brands (think K-beauty). In effect, PieCo’s strategy is to develop investment products that reflect Korea’s urban and cultural marketplace as well as to create an opportunity for investors to participate financially in Korea’s rapid economic growth and the exceptional appeal of its diverse cultural exports—music (K-Pop), drama (K-Dramas), food (K-Food), and beauty products (K-Beauty)—on a global basis.

This approach by PieCo will not only offer investors something novel; it will also provide credibility to the marketplace. The company has indicated that it intends to create a pricing framework that is founded on historical transactional data and appraisals while, at the same time, improving its internal controls and investor protection mechanisms as the regulatory landscape surrounding Security Token Offerings (STOs) continues to evolve. This detail is important: although tokenized real estate will provide more accessibility, it will also present challenges in terms of valuation, transparency, and regulatory discipline. PieCo’s belief is that by providing an established and well-regulated platform, the initiative will allow them to differentiate between a short-term fad and an enduring investment product.

The story just got more captivating with another layer of intrigue. Luminas Financial has added another layer of intrigue to the story. PieCo has stated that Luminas holds a license from the Monetary Authority of Singapore, which allows it to service institutional investors and family offices. In addition, Luminas also has a network of connections through the founding family of Pontiacland Group, a well-known luxury real estate developer located in Marina Bay, as well as connections to the co-founders of Trip.com, a global travel platform. As a result, PieCo will leverage these connections to access a larger pool of potential investors, both domestically and internationally, for their local assets while allowing them to access international investors as well.

Looking towards the future, PieCo has stated that they plan to work with global security token (STO) platforms so that eventually Korean-based investors will have access to high-quality international investments in cities such as New York, Tokyo, and Singapore. This type of ambition suggests that the company is considering both aspects of transactions: exporting Korean real estate abroad and providing Korean-based investors with access to some of the best investment opportunities worldwide. In the event that PieCo executes its plan successfully, it may create a new type of financial access point or gateway between cultures through real assets and tokenized finance.
