GIC and ESR sign a $600 million joint venture to invest in industrial, logistics businesses

India (Commonwealth Union) _To establish a $600 million or Rs 4,964 crore joint venture to buy income-producing core industrial and logistical properties in India, Singapore’s sovereign wealth fund GIC and Asia-Pacific oriented real estate services and investment business ESR Group have partnered strategically and to buy revenue-generating core industrial and logistical assets in India, GIC and ESR Group have expanded their current collaboration there.

The joint venture (Core JV) will have 80% of the stock owned by the sovereign fund and 20% by the ESR, which is listed on the Hong Kong Stock Exchange. With the new structure, there is now over $1 billion in funds available to invest in industrial, logistical, and development prospects around the nation.

The expansion of ESR’s new economy real estate platform has relied heavily on the cooperation of capital partners. The new joint venture offers targeted funding devoted to supporting the platform’s inorganic expansion and will invest in stabilized operational assets in prime locations throughout India’s Tier one and Tier two cities.

Automation, digitalization, and supportive governmental regulations are enabling a supply chain change in India. Increased operational efficiency, which is essential to this change, is made possible by a range of qualities found in Class-A industrial and logistical improvements. In order to provide clients with the same level and product quality as its own created goods, the Core JV platform would upgrade the assets as necessary and incorporate sustainability components. The industrial and logistics asset class is anticipated to outperform other real estate thanks to an increase in the percentage of organized retail and e-commerce, backed by rising industries like electric cars and semiconductors. In India, a supportive policy environment and regulatory environment, together with government assistance through reforms, have started to increase expenditure for the infrastructure, which in turn has increased the demand for modern warehouses.
