St. Modwen Logistics, a prominent developer and manager in the UK, has accomplished Phase 1 of the St. Modwen Park Derby development.

(Commonwealth) _ St. Modwen Logistics, a prominent figure in the UK’s logistics development and management sector, celebrates the successful completion of Phase 1 at St. Modwen Park Derby. This industrial and logistics park spans an impressive 67 acres, marking it as Derby’s largest brownfield regeneration site. Developed in collaboration with Derby City Council and Network Rail, its strategic placement off the A52 ensures direct access to Derby City Centre and a mere five miles from Junction 25 of the M1. Phase 1, awarded a distinguished BREEAM ‘Excellent’ rating, introduces four cutting-edge and sustainable warehouses. Meanwhile, Phase 2 is already in motion, set to expand the site with an additional approximate 350,000 sq. ft of premium logistics and warehouse space, further enhancing the scope and capacity of the development.

Hörmann UK, as a favored supplier for St. Modwen Logistics, assumed a crucial role in this project. Collaborating with primary contractor Winvic, they delivered inclusive loading bay solutions and operational apparatus, encompassing dock buffers, lighting, and traffic management systems. Their contributions extended to sectional-level access doors and fire exit doorsets, enhancing the infrastructure’s functionality and safety measures as integral components of the development’s operational framework. Across the four buildings comprising Phase 1, a total of 27 loading bays have been installed. Twenty-three standard height loading bays feature HLS-2 swing lip dock levellers, ensuring optimal loading for various vehicle types. Meanwhile, four Eurodock bays incorporate HTL-2 dock levellers, boasting a 1-meter telescopic lip for efficient loading and unloading operations, prioritizing safety and speed.

Incorporated within the installation are 23 ‘single bay’ and 4 DSS-G ‘double/euro bay’ scissor arm dock shelters, strategically positioned to shield workers and goods from adverse weather conditions. This purposeful arrangement not only safeguards against external elements but also plays a pivotal role in curbing heat loss during the loading and unloading operations. The meticulous placement and design of these shelters align with the aim of optimizing operational efficiency by providing a conducive environment for work, ensuring the smooth flow of operations while prioritizing the protection of both personnel and transported goods.

A highlight of the site’s achievement is its impressive EPC ‘A’ rating, partly attributed to the robust Hörmann SPU F42 sectional doors equipped in each loading and level access bay. These doors, with double glazed vision panels, ensure excellent thermal insulation, boasting an overall U-value between 1.1 and 1.3 Wm2.K. The stucco textured profiles provide durability against external elements, further supplemented by rubber draught seals, which mitigate heat loss during operations. Other Hörmann loading system components include reinforced dock buffers, designed from recycled tyre rubber with steel faceplates, minimizing potential damage in case of vehicle contact. Completing the loading bay setup are traffic lights and LED dock lights, elevating safety and operational efficiency during docking and loading processes.

An impressive inclusion of 23 Hörmann STU steel fire escape doorsets enhances the units, further enriching the array of supplied products. These doorsets, selected for their top-notch construction and outstanding service attributes, significantly bolster the site’s exceptional standards. Their incorporation adds a crucial layer of safety and reliability, aligning seamlessly with the overarching goal of upholding superior quality within the site’s infrastructure, ensuring compliance with stringent safety protocols and fortifying the site’s overall excellence.
