Commonwealth _ HBD, a subsidiary of the renowned Henry Boot Group, has taken a significant step in addressing the growing demand for commercial and industrial space in Skelmersdale by submitting proposals for the comprehensive redevelopment of the Allied Business Centre at the West Pimbo Industrial Estate. This ambitious venture, aptly named Skelmersdale 245, envisions the delivery of 245,000 square feet of modern, state-of-the-art facilities on a sprawling 12-acre site. At the core of the Skelmersdale 245 project is a commitment to revitalize the existing industrial infrastructure. To breathe new life into the area and cater to the evolving needs of businesses, the proposed design, crafted by Pozzoni Architecture, calls for the demolition of the outdated and underutilized 150,000-square-foot business center. In its place, a singular, cutting-edge building will take shape, comprising a vast 230,400-square-foot warehouse and an additional 15,000 square feet of office space. This modern, consolidated facility promises to provide businesses with the ideal environment to operate efficiently and meet the demands of today’s dynamic markets.

The Skelmersdale 245 development places a strong emphasis on sustainability. In alignment with this vision, the project is set to target a BREEAM Excellent rating. This commitment to environmental responsibility not only ensures that the new facilities are energy-efficient and environmentally friendly but also positions the development as a shining example of sustainable real estate practices. HBD’s acquisition of the Allied Business Centre in April 2021 marked a strategic move aimed at expanding its investment portfolio and contributing to the development of industrial and logistics facilities in the region. HBD is actively engaged in a diverse development pipeline valued at £1.25 billion, encompassing a wide range of projects across the industrial and logistics, urban regeneration, and residential sectors. The Skelmersdale 245 project represents a significant step towards meeting the surging demand for industrial and logistics space in the North West.
