One Adelaide Development Could Rewrite the Rules of Renting

South Australia is set to transform the future of living in cities. The State is going to unveil the Build-to-Rent (BTR) apartments—the first project of this kind in South Australia. It is a revolutionary measure that has the potential to change the existing situation with renting in one of the world’s toughest rental markets.

Typically, in traditional apartment developments, various units would be sold to different owners, while in the case of the Build-to-Rent proposition, the whole building is owned by one owner and managed by one operator. This will ensure that people have better security when renting, maintenance of the property will be done on a regular basis, and lease agreements will be prolonged.

A major housing initiative by Sentinel Australia is shaping up in the Bowden precinct of Adelaide, South Australia. The development will feature 240 apartments purpose-built to rent, and Sentinel’s subsidiary brand, Kinleaf, will manage the development of 240 purpose-built rental apartments long-term. long-term by Sentinel’s subsidiary brand, Kinleaf. It is projected to set a new sustainability standard for similar ventures in the state.

Next to the Sentinel project, there is another one in progress called Lot 51, which will feature 80 affordable rental residences along with 4 terrace housing units offered for sale and a car parking facility with over 200 parking spots, out of which about 170 will be reserved for the visiting public to support the local economy. The two projects represent the most ambitious mixed-use housing developments made in recent times in the state.

Adelaide has seen years of strong rental stress due to population growth, limited housing supply, and growing affordability issues. Even though the annual growth rate of rent has slowed recently, the median rent for an Adelaide property has climbed to AUD 625 per week—which equates to roughly USD 433 per week—confirming that there is continuing pressure on family budgets in the city.

The concept of Build-to-Rent has gained huge popularity at an international level. For example, in London, New York, and other large cities in the USA, professionally managed rental communities are characterized by a higher level of tenant satisfaction, reduced vacancy, and increased housing stability. The growing acceptance of the model in Australia is a clear indication of the international trend towards investment in institutional long-term housing.

The renovation in Bowden corresponds to the broader urban renewal strategy of South Australia. Once an industrial area, Bowden has gradually turned into one of the most eco-friendly, innovative neighborhoods in Adelaide. The project includes a mix of housing and green public areas, biking routes, shops, and public facilities. The new rental projects should boost the area’s attractiveness and contribute to local business development.

Additionally, the initiative goes far beyond just apartments. It signifies a change in attitude towards housing policy. Build-to-rent projects view renting as a long-term solution, aiming to create a professionally maintained community where tenants can establish roots in a stable and appealing environment.

Sector experts project that the project could serve as a model for similar initiatives across Australia, as governments seek innovative solutions to the persistent issue of inadequate housing supply. If it proves effective, the innovative approach in this building created in Adelaide seems to show that the increase in the amount of rental housing does not actually have to conflict with the need for affordability, sustainability, and safer communities during the implementation of such projects.

As construction is ongoing and expected to finish in 2027, observers are focused on creating more than just another apartment complex; the project aims to rethink the concept of renting in a way that could significantly influence building legislation and practices in the future.
